Real Estate Telecalling Script: Portal Leads, Site Visits & Callbacks

In short: Real estate scripts have one job: convert phone interest into a site visit, because property sells on-site, not on-call. Open with their specific enquiry, qualify budget and timeline in two questions, push a concrete visit slot ("Saturday 11 or Sunday 4?"), and follow up on the day they named. The agent whose call arrives first and whose follow-up arrives on time wins the visit.
Property telecalling is a specialist sport with one scoreboard: site visits fixed. Nobody buys a flat on a call; they buy on a Saturday morning at the site. Every script below aims there. (The system side of real estate calling has its own page; this is the word-for-word layer.)
Call 1: The portal-lead callback (speed is the script)
The 99acres/MagicBricks enquirer contacted four listings. Whoever calls first frames the comparison; day-old callbacks open with an apology.
“Hello [name] ji, [your name] from [agency/project]. You just enquired about [project/listing] on [portal]: the [2BHK in Andheri]. Great choice to ask about: are you looking for self-use or investment?”
That last question is the fork the whole call follows. Then qualify in two more:
- “What budget range are you working within, roughly?”
- “And how soon are you wanting to move: this quarter, or exploring for later?”
Self-use + budget-fit + this-quarter = push the visit NOW. Investor or later = nurture track, with a scheduled revival.
The visit push (alternatives, never yes/no):
“[name] ji, photos se flat samajh nahi aata: light, view, society ka feel: 20 minute ka visit sab clear kar deta hai. This weekend: Saturday 11 baje ya Sunday 4 baje, kya suit karega?”
Call 2: The site-visit reminder (saves a third of your visits)
Friday evening, for Saturday’s visit:
“[name] ji, reminder for tomorrow: [project] site visit at [time]. I will be at the gate: location bhej raha hoon WhatsApp pe. Family aa rahi hai saath? Unke sawaal bhi le aayiye, sab answer karenge.”
(Automate this one: it is too valuable to depend on memory, and no-show visits are the most expensive silence in this business.)
Call 3: Post-visit follow-up (where deals actually close)
Within 48 hours, with the visit notes on your screen:
“[name] ji, kaisa laga [project] dekh ke? Aapko [specific: the corner unit / the club house] pasand aaya tha… family ka kya kehna hai?”
Then the honest fork:
- Positive: “Toh main aisa karta hoon: [unit] pe token ka option check karta hoon, rates [date] ke baad revise hone waale hain. Aap [day] tak bata dijiye, main hold karva ke rakhta hoon.”
- Objection: “thoda door hai / floor pasand nahi”: “Samajh gaya. Isi budget mein [alternative] hai jahan [counter-point]: ek visit aur banta hai. Sunday?”
- “Sochenge”: named next step, always: “Bilkul sochiye: main Thursday ko call karta hoon, tab tak koi bhi sawaal ho to WhatsApp pe poochiye.”
Call 4: The old-lead revival (the free deals)
Every March enquiry that went quiet is a possible September buyer, if anything rings you to call:
“[name] ji, [your name] from [agency]: aapne [month] mein [project] ke baare mein poocha tha, phir aapka plan postpone ho gaya tha. Isliye yaad kiya: [new trigger: naya tower launch hua hai / possession date aa gayi / rates revise ho rahe hain]. Ab kya scene hai aapka: abhi bhi dekh rahe hain?”
No guilt, no “aapne call nahi kiya”: just a reason and an open question. Revival lists worked systematically close deals at acquisition cost zero.
The two habits that beat any script
Write the remark the second each call ends: “corner unit pasand, wife ko kitchen chhota laga, budget 85 max, Sunday decide”. Call 3 is only as good as call 1’s notes. And keep the named day: in a market where every agent says “main call karta hoon” and few do, the one whose call lands on the promised Thursday is already differentiated before the negotiation begins.
