Short answer
Where can I get a free telecalling script for real estate PDF?
Download the free telecalling script for real estate PDF from RMDialer, a one-page A4 desk sheet with the opening line, five questions, four objection replies and the closing line, and run those calls in the RMDialer app. The sheet lines become WhatsApp templates. A "call later" becomes a reminder that rings. The PDF is free, with no form.
Key takeaways
- The RMDialer desk sheet PDF downloads free, with no form, no email and no login.
- Page two of the PDF holds the same sheet in short everyday Hindi.
- In RMDialer the tick boxes become lead statuses you save in two taps when a call ends.
- The RMDialer app runs on Android, and reminders and templates need the 3-day trial or a plan.
What goes on a one-page real estate telecalling desk sheet?
Six blocks, in the order a call actually happens. Anything that does not help during the call itself was left off.
Block 1
An opening line that names their enquiry
One sentence with blanks for the buyer's name, the project and the area, ending on an easy question about flat size. A trainee who knows the first sentence by heart stops sounding nervous by the fourth call.
Block 2
Five qualifying questions, each with a tick box
Budget, location, ready or under construction, home loan, and who else decides. The tick box beside each one is the whole trick: a glance tells the caller which question is still unasked before the buyer hangs up.
Block 3
The site visit ask, with two slots
Offering two named slots gives the buyer an easy choice instead of an open invitation to postpone. The blanks for day and time sit right on the line, so the caller fills them from the office calendar.
Block 4
Four objection replies, short enough to read mid-call
Send it on WhatsApp, too costly, only looking, call later. Each reply is two short sentences and ends with a question, because a reply that ends on a full stop usually ends the call as well.
Block 5
A closing line that repeats the plan
Day, time and site said out loud, plus a promise to send the location and number on WhatsApp right away. When the buyer hears all three together, far fewer of them forget the visit.
Block 6
A tick box row for every call's outcome
Visit fixed, call back with a day and time, interested but not now, not interested, no answer, wrong number, and a narrow note column. Six rows per page, so a stack of photocopies becomes the day's record.
Why does one printed page beat a list of 27 scripts on a real calling day?
Long script collections are good reading. On the desk, between the ringing and the next buyer, they fall apart in four predictable ways.
Twenty-seven scripts means scrolling or flipping while the buyer waits in silence.
Every line a caller needs is visible at once, so eyes move and hands stay still.
Each script opens differently, so a new caller never learns any single opening well.
One opening line, repeated sixty times in a day, is memorised before lunch.
Long scripts are written as paragraphs, which get read out and sound like reading.
Short lines with blanks force the caller to speak, not recite.
Nothing on a list of scripts tells you what actually happened on the call.
The tick box row at the bottom turns the same page into a record the team lead can check.
None of this makes the long collections wrong. A caller preparing on a Sunday evening can learn a lot from them, and our own guide to the four hard property calls goes deep on the portal callback and the post-visit follow-up. The printable sheet has a narrower job: be readable in two seconds with a phone at one ear and a pen in the other hand.
Can you provide me with a script for a telecaller in real estate?
Yes, this one. Below is every line of page one exactly as it prints, then the short Hindi page, so you can read it before you download.
Real Estate Telecalling Desk Sheet
Keep it next to the phone. Say the lines in your own voice, fill the blanks, tick one outcome per call.
1. Opening line (first 10 seconds)
"Good afternoon [name], [your name] from [office]. You sent an enquiry for [project] in [area], so I am calling with the details you asked for. Which size were you looking at, 2BHK or 3BHK?"
2. Five qualifying questions
- Budget: "What total amount are you comfortable with, registration included?"
- Location: "Which areas suit your office or the children's school?"
- Ready or under construction: "Do you need to move in within six months, or can you wait for possession?"
- Loan: "Will you take a home loan, and has any bank checked your eligibility yet?"
- Decision maker: "Who else decides with you, and can they come for the visit?"
3. The site visit ask
"A flat is easier to judge standing inside it. I can keep [day] at [time] or [day] at [time] for you. Which one should I book?"
4. Four short objection replies
- "Just send the details on WhatsApp."
- "Sending now. Tell me one thing so the right plan goes: 2BHK or 3BHK?"
- "The price is too high."
- "What number did you have in mind? A smaller unit or another floor may fit it."
- "I am only looking right now."
- "No hurry at all. Seeing one site properly makes comparing the others much easier."
- "Call me later."
- "Sure. Tomorrow 11 am or this evening at 7, which is better? I am noting it."
5. Closing line
"So that is [day] at [time] at [site]. I am sending the location and my number on WhatsApp right now. Please save it as [your name], [office]."
6. Call outcome, one row per call
- Visit fixed
- Call back (day, time)
- Interested, not now
- Not interested
- No answer
- Wrong number
Tip printed on the sheet: laminate one copy for the lines and photocopy the page for the outcome rows. A visit is only fixed once the day, time and site are said out loud.
Two A4 pages, black and white. No form, no email, no login.
How should a trainee fill in the desk sheet during a live call?
The sheet only works if writing on it takes less attention than the buyer. Four habits keep it that way.
- Fill the top strip before dialling. Buyer name, where the enquiry came from, and the project or area. Saying the project correctly in the opening line is what earns the next thirty seconds.
- Tick the question box the moment you ask, not when you get an answer. Then scribble the answer in three or four words on the line: "85 lakh max", "near Sector V", "loan, not checked".
- Write the visit slot in pen before saying the closing line. If the day and time are not on paper, the closing line cannot repeat them, and a visit nobody wrote down tends to disappear.
- Tick exactly one outcome box before touching the phone again. A call back without a day and time does not count as a call back; write both, or tick interested but not now instead.
A clipboard helps more than it sounds. With the sheet clipped flat, the caller can hold the phone in one hand and write with the other without the page sliding off the desk. A pen on a string is the other small thing offices swear by.
What businesses say about RMDialer
Real businesses, real numbers: how owners and sales teams across India and 12+ countries use RMDialer every day.
-
“Earlier I was dialling 80 to 100 portal leads a day by hand from Excel. With RMDialer auto dialer app I import the sheet, press start and it calls one by one from my own Jio SIM. Between calls I mark Interested or Site visit in two taps and the follow-up rings me on time. Closed 3 flats last month from leads I would have forgotten.”
Rakesh Choudhary Real estate consultant · Property advisory Jaipur -
“Most CRM tools here are built for a desk. Our brokers sell from their phones, so a telecalling CRM inside the dialer made sense. Leads from Facebook ads land in the app, the auto dialer calls them, and the tripping schedule rings each broker. Tagalog interface, own Globe SIM, no VoIP number for clients to distrust.”
Maria Santos Operations lead · Real estate brokerage Manila, Philippines -
“Pickup calls, rate enquiries and account follow-ups from one phone. Missed calls during dispatch hours become call-backs instead of lost customers, and the monthly account customers get their reminder. Kannada interface. Call log backup to the account means a new phone starts where the old one stopped.”
Prakash Hegde Owner · Courier franchise Hubli -
“For a clinic the win is call management: every missed call at the front desk becomes a call-back reminder, and the patient's last visit remark shows when they ring again. Appointment reminders go on WhatsApp automatically. Our no-shows dropped noticeably in two months.”
Deepa Krishnan Centre manager · Dental clinic Coimbatore -
“The WhatsApp CRM part sold me. Client chats, their call history and the site visit reminder sit on one record, so when a client rings after two months I know exactly where the kitchen quote stopped. Photos of samples go from the chat inside the dialer. Bengali interface for my junior designer.”
Anjali Sen Owner · Interior design studio Kolkata -
“Quote-and-chase business. Every enquiry gets a quote remark and a call-back reminder, and the ones we lost show up in the lost leads list for a discount call next month. Auto WhatsApp sends the quote PDF after the call. Would like a Telugu voice note feature, otherwise very good call management app.”

How does a team lead train a new property telecaller with the printed sheet?
Five short days. The sheet stays the same all week; what changes is who holds the phone and who holds the pen.
The team lead makes ten calls on speaker with the trainee beside them, pointing at each block of the sheet as it is used. The trainee only listens and ticks the boxes on a copy.
The trainee takes the phone and the lead sits alongside with a pen. After each call the lead circles any qualifying question that was skipped, without comment during the call.
Fifteen minutes of role play before calling starts: the lead plays the buyer and throws the four objections in a random order until each reply comes out without looking.
The trainee calls alone. At 6 pm the two of them count the photocopied tick rows: visits fixed, call backs promised, no answers. The count matters less than whether every row has a tick.
Cross out any line the trainee never says naturally and write their own words in the margin. The sheet on the desk from week two is theirs, not a copy of someone else's.
The count on day four is worth keeping simple. Out of a day's rows, how many have an outcome ticked, and how many call backs have both a day and a time? A trainee who gets those two right in week one is ready for more leads; one who does not needs another day beside the lead, whatever the number of visits looks like.
How did a two-person broker startup in Kolkata train its first telecaller with the sheet?
An illustration with round, made-up numbers, to show the sheet in use. Not a customer story.
Picture two partners who left a large brokerage to start their own office in New Town, Kolkata. They sell new and resale flats in Rajarhat and around Salt Lake, and their enquiries come from a listing portal and a small Facebook campaign, about forty a day. Both partners spend most afternoons on site visits, so the phone has been answered badly and called back late. They hire their first trainee, a commerce graduate who has never sold anything.
On Monday one partner prints the desk sheet on the office printer, laminates a copy for the lines, and photocopies a stack of pages for the outcome rows. The first ten calls are made by the partner on speaker, with the trainee ticking boxes on her own copy. By the eighth call she can see the pattern: name the enquiry, ask size, then the five questions, then two visit slots.
On Tuesday she takes the phone. Most buyers answer the budget question easily, but she keeps forgetting the loan question, and the partner circles it on six of her rows. On Wednesday morning they spend fifteen minutes on objections. A Kolkata buyer asking for "just the details on WhatsApp" is the commonest one, so she practises the reply until it comes out without looking.
By Friday she is making around fifty calls a day. Out of that day's rows, six have Visit fixed ticked, eleven have a call back with a day and time, and the rest are split between no answer and not now. The partners change one line: "registration included" becomes "registration and parking included", because buyers in Rajarhat kept asking. That is the sheet doing its job. It is short enough to be learnt in a week and plain enough to be rewritten in pen.
The trouble arrives in the third week. There are now around a hundred and fifty call backs written across a pile of photocopies, and nothing rings on the day a buyer asked for. That is the point at which the partners move the tick boxes into the phone, which the next section covers.
Which is better for a property calling team: RMDialer's desk sheet or a script from LeadSquared, TeleCRM, CallingPro or Kylas?
The free sheet works with any phone and any CRM. If you are choosing software as well as a script, this is who each option suits.
LeadSquared
Publishes long script articles that show up for this search, and sells an enterprise sales platform with calling built in, priced per deal.
Better for: A large developer or channel partner network with a process team and an implementation budget.
TeleCRM
Also writes script articles for property calling, and sells an Android-first telecalling CRM on per-user monthly plans listed on its own site.
Better for: A team already trained on TeleCRM that wants its scripts and its CRM from the same place.
CallingPro
A SIM-based telecalling CRM and mobile auto dialer, published at ₹1,499 per user a month on its Starter plan when we last checked.
Better for: An office that wants openly listed tiers and is comfortable with that per-seat rate.
Kylas
A full sales CRM sold with unlimited users at ₹38,997 a quarter as listed when checked.
Better for: A brokerage with twenty or more callers, where a flat fee for everyone works out cheaper.
RMDialer is the better choice when callers use Android phones and dial from their own SIM, when the outcome of each call should be saved in two taps, and when the lines on the sheet should also go out as WhatsApp messages from the same app. The desk sheet itself is free whichever software you pick.
Rival details from our competitor notes, taken from each vendor's own site and checked August 2026. Plans change, so confirm on their sites.
When should the paper sheet move into RMDialer?
Paper is the right start. It stops being enough at a fairly predictable moment.
Keep the printed sheet while
- One or two callers work from a single desk and the call backs fit on a few pages.
- The trainee is still learning the lines and needs to see them all at once.
- The team lead sits in the same room and counts the tick rows by hand.
Move the outcomes into the app when
- Call backs promised on paper start being missed, because a photocopy cannot ring.
- A second caller joins and the owner wants to see everyone's outcomes without collecting pages.
- The same WhatsApp closing message is being typed out thirty times a day.
In RMDialer the tick box row becomes the status sheet that opens when a call ends. Rename the lead statuses to match the paper, Visit fixed, Call back, Not now, Not interested, and saving an outcome takes two taps. The note column becomes a remark on the lead, custom fields can hold the budget and preferred area, and a call back day and time becomes a reminder that rings like an alarm. The closing line and the four objection replies go in as WhatsApp templates, sent after a call with the buyer's name already filled in. The app itself can run in Hindi too.
RMDialer is an Android app that replaces the phone dialer and calls from the caller's own SIM. The basic dialer is free without logging in. Lead statuses, reminders, list auto dialing and WhatsApp automation need the 3-day trial or a plan, which in India works out to about ₹159 per user a month on the yearly plan. Prices are per user, exclusive of taxes. Keep the laminated sheet on the desk even after the switch: the words still come from paper while the phone does the remembering.
Real estate telecalling script PDF, property calling script download: names for the same printable sheet
A broker setting up a new office usually asks a colleague for a real estate calling script PDF, while a team lead putting together training material searches for a real estate telecalling script PDF to print. The trainee who has just been handed a phone is more likely to type telecaller script for real estate PDF, and plenty of people simply look for a property telecalling script download. All of them want the same thing: a page to keep beside the phone, with the words ready and space to note what happened.
You will also see it called real estate telecalling script pdf, real estate calling script pdf, telecaller script for real estate pdf and property telecalling script download. They describe the same thing, so whichever phrase brought you here, this is the page for it.

Real estate desk sheet PDF: questions before you print it
Is the telecalling script for real estate PDF from RMDialer really free?
Yes. The telecalling script for real estate PDF from RMDialer costs nothing: tap the button and it downloads, with no form, no email address and no app login. Print and photocopy it for every caller in your office, then run those calls in the RMDialer app, where the lines turn into WhatsApp templates and each call back rings as a reminder.
Will the real estate desk sheet print properly on an ordinary office printer?
It is designed for that. The sheet is plain black and white with thin borders and no background colour, sized for A4, so it prints cleanly on an inkjet or laser printer and still reads well after a photocopy of a photocopy. RMDialer made it that way because most small property offices print on whatever is in the corner.
Why does the property calling sheet fit on a single page?
Because a caller cannot turn pages while a buyer is talking. Everything needed during a call, from the first sentence to the outcome tick, has to be visible in one glance. Longer script collections are useful for reading at home; one page is what actually gets used at the desk.
Which five qualifying questions are on the sheet?
Budget including registration, the areas that suit the buyer's office or school run, whether they need a ready flat or can wait for possession, whether they will take a home loan, and who else decides with them. Each has a tick box and a short line for the answer.
What is the best way to ask a property buyer for a site visit over the phone?
Offer two specific slots rather than asking when they are free. "I can keep Saturday at 11 or Sunday at 5, which one should I book?" is an easy choice, while an open question invites "I will let you know". The desk sheet leaves blanks for both slots on that line.
How should a telecaller answer when a buyer says the flat is too expensive?
Ask for their number before defending the price. "What amount did you have in mind? A smaller unit or a different floor may fit it" keeps the call going and often shows the budget was never far off. RMDialer's sheet keeps that reply to two sentences so it can be read without pausing.
Is there a Hindi version of the desk sheet?
Page two of the PDF is a short Hindi version with the same six blocks in everyday spoken words. If you need longer Hindi and Hinglish scripts for different situations, RMDialer has a separate page of ten real estate telecalling scripts in Hindi.
Can I put my own project names and wording on the sheet?
Yes. The blanks are there for your project, area, office name and visit slots, filled in by pen. If a line does not suit your market, cross it out and write your own in the margin, which is exactly what a team lead should encourage by the end of the first week.
How many calls does one printed page cover?
The outcome table holds six calls per page. A trainee making sixty calls a day uses about ten photocopies, while the lines at the top stay the same. Many offices laminate one copy for the lines and photocopy fresh pages for the outcome rows.
How can a team lead check a new telecaller's calls with the sheet?
Count the tick rows at the end of the day and look for gaps: a row with no outcome, or a call back ticked without a day and time. Then look at the five question boxes. A caller who keeps skipping the loan or decision maker question is fixing visits that will not turn into bookings.
Should a new real estate caller read the script word for word?
Only for the first day or two. After that the lines are prompts, not text to recite. Buyers hang up on reading voices quickly, so the sheet is written in short spoken sentences that a trainee can say naturally once they have heard them a few times.
Can RMDialer save the call outcome instead of paper tick boxes?
Yes. In RMDialer the status sheet opens when a call ends, and you can rename the lead statuses to match the tick boxes, such as Visit fixed or Call back. Saving an outcome takes two taps, a remark replaces the note column, and a call back date becomes a reminder that rings like an alarm.
Can the lines from the sheet go out as WhatsApp messages?
They can. Save the closing line or an objection reply as a WhatsApp template in RMDialer and it can be sent after a call with the buyer's name filled in, or to a filtered group of leads from Bulk WA. WhatsApp automation needs the 3-day trial or a paid plan.
Does RMDialer work on iPhone for callers using this script?
No. RMDialer runs only on Android phones, because it replaces the phone dialer and iOS does not allow an app to do that. The printed sheet works with any phone, so an iPhone caller can still use the PDF.
What does RMDialer cost once a team outgrows the telecalling script for real estate PDF?
The paper sheet stays free forever. When the outcomes move into RMDialer, the yearly plan works out to about ₹159 per user a month and the 3-month plan to about ₹249 a month in India, before taxes. The basic dialer is free without login; lead statuses, reminders and WhatsApp automation need the trial or a plan.
